What is the procedure of property registration in Tamil Nadu?

The Sale Deed to be executed by the Vendor in favour of the purchaser and the Purchaser has to pay the following to the concerned Registrar office for registration of the Sale Deed. Stamp duty - 8% of the market value of the property Registration Charges - 1% of the market value of the property.

Get the property documents, revenue records such as patta, chitta and adangal pertaining to the property and get an encumbrance certificate from the concerned sub registrar office and if the encumbrance certificate reveals the documents and the name of the owner, then you can come to conclusion that the present owner has a clear title over the property. To check his possession you have to check with the concerned VAO office revenue records stated above and if the records reveals the owner name mentioned in the documents then you can buy that property. It is advisable to give a public notice before buying any property.
